Job Description Job Description A Roving Maintenance Technician
is responsible for keeping a facility operating and repairing any
problems when they are discovered before they have a chance to
worsen. A Maintenance Technician will usually be required to
perform a wide range of repair tasks around a property. Some other
tasks a Maintenance Technician may be called upon to do include:
Performing routing maintenance around the building such as fixing
structural damage, for example, window, door or wall repair
Repairing broken or leaking plumbing to avoid water damage and
restore full use of water fixtures Working on damaged electrical
wiring when a shortage or severed wire occurs Applying preventative
measures to the building to reduce the risk of future problems
Fixing potential safety hazards to avoid injuries Repair and
replace parts, corrective maintenance and ground maintenance
Diagnose and solve maintenance problems Troubleshoot and perform
all necessary repairs to apartments, including plumbing, HVAC,
carpentry, electrical and installation of appliances, as needed.
Complete the 'make-ready' process to prepare vacant apartment homes
for leasing and new move-ins. Ensure all repairs/replacements
necessary for apartment to be ready for move-in are completed
Responsible for timely completion of maintenance requests within 48
hours from residents and follow up with service calls, maintaining
appropriate maintenance documentation Assists in maintaining the
grounds, common areas, and amenities by picking up the trash and
debris, pressure washing breezeways and pool areas, performing
general cleaning, and painting curbs and signage, painting the
building when old paint has become faded or chipped Maintain the
upkeep of common areas and amenities adhering to safety, health,
and clean environment compliance Follow up on repairs to verify
completion and compliance with OSHA, property insurance companies,
government agencies and company safety policies and risk management
procedures Maintain accurate property maintenance files and records
ensuring documentation is kept complete and up to date, complete
required reports and ensure all health and safety procedures and
requirements are satisfied Report to Site Manager regarding daily
needs, problems and other issues Analyze regular work orders for
determining long-term maintenance work Inspect units annually to
identify restorative and preventive repairs Perform pest control
activities by coordinating with pest control vendors Maintain
parking areas, fire lanes and address potholes immediately Provide
assistance to Site Manager in putting up banners, flyers, balloons
and other curb appeal Identify and make recommendations for
proposals of third-party relationships regarding the quality and
cost-effective upkeep of the property Develop a plan for emergency
or disaster issues and response Maintain current knowledge of
mechanical operations and improvements for best practices Follow
all safety standards at all times, without exception Handle
resident relations with tact, diplomacy and courteous
communications Maintenance Technicians are required to be 'on
call,' and must respond to service requests and emergency calls
immediately Other duties, as assigned by Maintenance Supervisor,
Property Manager or Corporate Office Maintenance Technician skills
and qualifications A Maintenance Technician requires a diverse mix
of both hard and soft skills, particularly manual labor skills,
including: Plumbing knowledge to address leaks, clogs or other
drainage problems Electrical wiring capabilities to manage problems
with the building's electricity Carpentry ability to handle basic
repairs around the building Groundskeeping if the facility contains
lawns or other outdoor areas in need of maintenance Interpersonal
skills to interact with employees or residents of the building in a
pleasant manner Attention to detail to ensure that all jobs are
completed in an exemplary manner and any potential hazards or
warning signs of problems are not overlooked Physical stamina to
handle a full shift of being active and working on the building
